Roofs rarely fail all at once. These are the signs that the end is near, most of which you can check without a ladder.
What to look for
- Curling, cracked or missing shingles, especially after a storm.
- Granules collecting in the gutters. They look like coarse sand.
- Daylight or water stains in the attic.
- A roof deck that dips between the rafters.
- Leaks that come back in the same place after a repair.
Repair or replace?
A few loose shingles on a younger roof are usually a repair. Wear across the whole roof, or damage on several slopes, usually makes a replacement the better value.
